Amenity-based development and protected areas in the American West

The amenity migration phenomenon and outdoor recreation growth has led to rapid amenity-based development of many gateway communities in the American West, particularly regions adjacent protected public lands. This typically enhances traditional regional economic indicators income, employment, taxes but can result run-away housing costs, a hollowing out income distribution, residential sprawl, conflict among long-term residents new arrivals. However, little research focused specifically on how such existence lands is leading rural communities. To address this gap literature, we conducted econometric analysis determine which natural amenities, including types areas, were most associated with levels West. We utilize Destination Development Scale (DDS), an index rates, values, seasonal housing, rank regress level 356 non-metro counties. Spatial regressions illustrate that county’s influenced by cool summers, varied topography, forests, water, access. Rural counties more Wilderness National Monuments highly greater all six area showed higher DDS scores. Understanding amenities influence demand for destinations inform planning efforts, helping prioritize policies balance conservation development.
